Studio Rodar shall prepare, for Client/Owner’s approval, preliminary concepts, images, preliminary floor and furniture plans, and studies indicating the types and quality of furniture and furnishings, finishes, and materials to establish the overall design, style, scope and budget for the project. As a standard service site measurements will be taken to document the existing built conditions of the space prior to any space planning or FF&E selection. Studio Rodar shall develop and prepare for the Client/Owner’s approval an itemized budget for furniture, furnishings, fabrics, finishes, and accessories for the project (the “FF&E Budget” furniture, fixtures & equipment is a working document intended to be updated as the selection process matures). Prior to proceeding with Phase II, Estimates & Specifications, the Client/Owner shall approve and sign-off on the FF&E Budget.
Based upon the approved FF&E Budget, we shall specify and designate, for your approval, all items of the FF&E Budget necessary to furnish the project. Studio Rodar shall provide visual presentations as required to communicate the desired results of the project, such as color samples, carpet strike-offs, built-in cabinetry and other decorative features. Studio Rodar shall prepare specification documents for furniture, furnishings, and custom-designed items, and fabrication procedures, as required.
Based on the finalized and approved FF&E selection Studio Rodar shall provide a final interior design presentation to depict the composition, location and overall feel for the project prior to engaging on any FF&E sourcing.
All merchandise and third-party services specified by Studio Rodar shall be purchased solely through this firm. For any proposed work or purchase order directive, an estimate will be presented requiring a signature and a fifty (50%) percent deposit before work can proceed. Each estimate will set forth a description of the item or service. The specified price is FOB (freight on board) point of origin and charges for transportation to the site, taxes and duties, delivery and installation will be additional.
Studio Rodar shall assist you in coordinating the schedules for delivery of the FF&E, and the issuance and pursuance of the punch list to the completion of the work. However, we shall not be responsible for any malfeasance, neglect or failure of any manufacturers, contractors or suppliers of FF&E to meet their schedules for completion or to perform their respective duties and responsibilities, including but not limited to delays or mistakes in the work and delivery of defective or unsatisfactory FF&E, except for such manufacturers, contractors and suppliers as we recommend to you for custom work designed by us.
Studio Rodar shall provide the necessary services for receipt, unpacking, placement and simple installation of standard fixtures (ex. lamps, paintings, etc.); coordinate the necessary returns of any procured items due to damages or clients’ disapproved expectation of the selection, in the event that the return is based on a pre-approved item, Studio Rodar reserves the right to bill the client for the associated return expenses or any re stocking fees that may apply. Estimated prices are adhered to as nearly as possible. However, due to periodic increases from suppliers which occur without prior notice, STUDIO_RODAR reserves the right to increase its price accordingly. In the case of goods or services purchased abroad, final prices may vary from the original estimates due to fluctuation in the exchange rate. Estimates for related decorative work, such as painting and paperhanging will be submitted for approval at the contractors’ net price, plus Studio Rodar’s fee as set forth herein.
